    I have been to many homes where the decoration or condition is, at the very least, not in competitive condition.  Imagine, water stains by skylights!  Although the skylights were repaired, the client dedided not to repaint to save money.  Would this give you a positive impression?  What you question the overall condition of this property?  I would.  It is human nature.

    Clearly, not all properties are in bad condition.  In fact, we all think ours is in perfect condition.  Don't we?   The real estate market place in North East Ohio is definately for the buyer.  Which means that you most likely have a half dozen properties to compete with within WALKING DISTANCE from yours.

    Changing Colors

    In general, neutral colors will be most suitable to potential buyers. Very personal color schemes may not match the personalities of those viewing your home. Buyers who feel they will need to repaint may factor that cost into their offer price.

    But that's not to say you should avoid color. Trendier modern color schemes will be attractive to many buyers. In the right circumstances, and the right home, even bold color will be suitable. The right colors will impress buyers and evoke emotional responses from the right buyer for your home.

    Update Your Colors

    Even with neutrals your colors should be current before you sell. If you're still stuck on early 90's shades of pink (dusty rose) then your too far behind the times. Switch to a color more along the lines of current trends.

    Featured colors in particular rooms, or a featured color wall in a room, add a dramatic look. This can be desirable but it can also be tricky. The color you pick may go great with your furniture but may not match the decor of the buyer.

    Add some feature color to a few key rooms to create that dramatic look, but keep it to only a couple of rooms. Buyers will like the look they see matched with your decor. It will give them an idea of what they could do with the home. If the colors do not quite match their stuff they may not mind if they only have to paint 1 room versus repainting the entire house.

    Fresh Trim Paint

    The trim, such as baseboards, door casings, and window frames, get more wear and tear than your walls. A fresh coat of paint here can do wonders before selling your home. Be sure the finish is smooth and even.

    Punch Up the Front Door

    The entrance of your home creates the first impression to buyers. You want to hit them hard, right at first, with the "curb appeal". Remember you don't get a second chance at first impression. A nicely colored doorway draws your eye right to the door leading people into the house.

    Painting before selling your home is not very expensive, particularly when you consider the higher price it may sell for. You can expect a 50% to 500% return on your investment, depending on the paint job, the home, and your local real estate market. Given these types of returns, it is advisable to hire a pro who can produce the type of paint job that will really impress buyers and allow you to receive you best selling price.
